Neighborhood Scout uses publicly available UK government data to provide property analysis and insights. All data sources are licensed under the Open Government Licence v3.0.

Our Methodology

Price per m² Calculation

We calculate price per square meter by matching Land Registry sale prices with Energy Performance Certificate floor area data. Our matching process:

  1. Normalizes property addresses from both sources
  2. Uses fuzzy matching (80% similarity threshold) to find corresponding records
  3. Calculates: Price ÷ Floor Area = £/m²
  4. Aggregates by property type and area

Note: Match rates typically range from 60-80% depending on postcode. We display the match rate for transparency. Unmatched properties use postcode averages. This data is for informational purposes only.
