1. HM Land Registry - Price Paid Data

Our Methodology
Price per m² Calculation
We calculate price per square meter by matching Land Registry sale prices with Energy Performance Certificate floor area data. Our matching process:
- Normalizes property addresses from both sources
- Uses fuzzy matching (80% similarity threshold) to find corresponding records
- Calculates:
Price ÷ Floor Area = £/m² - Aggregates by property type and area
Note: Match rates typically range from 60-80% depending on postcode. We display the match rate for transparency. Unmatched properties use postcode averages. This data is for informational purposes only.
